Yes — in all 50 states.

That is the short answer, and it is the one most firms stop at. The longer answer is more useful, because the real question behind “do you work in my state” is rarely about logistics. It is about whether an appraiser headquartered somewhere else can produce credible work in a market they do not live in.

That is a fair question, and it deserves a direct answer rather than a map.

Offices matter less than people assume. What they provide is standing market knowledge in their immediate regions and a base for the professionals who travel. What they do not provide is the illusion that a firm needs a building in every market it serves.

How the work stays credible outside a home market

This is the part that actually answers the skeptic, and it applies whether an assignment is two hours away or two time zones.

Competency is a professional standard, not a preference. USPAP’s Competency Rule requires an appraiser to have the knowledge and experience to complete an assignment credibly, or to disclose the lack of it and take the steps necessary to acquire it before proceeding.

Market data is built deliberately. Working outside a home region means assembling the data set rather than relying on accumulated familiarity: subscription data services, county records, and direct confirmation of comparable transactions with parties to those transactions. Verification matters more at distance, not less.

Local relationships fill the gaps data cannot. Brokers, property managers, and lenders active in a specific submarket and property type know things that never reach a database, why a sale closed under list, which tenants are unsteady, what a corridor is actually doing. Building those conversations into the assignment is the difference between a report that looks researched and one that is.

Property-type expertise travels. Experience with refineries, aviation facilities, golf courses, senior housing, Yellow Book, auto dealerships, or right-of-way corridors is not geographically bound the way general market familiarity is. For specialized asset types, deep property-type experience is frequently harder to source locally than geographic knowledge, which is a large part of why those assignments cross state lines to begin with.

When engaging a firm across state lines makes sense

  • Portfolio assignments. One firm valuing a multi-state portfolio produces consistent methodology, consistent reporting, and a single point of accountability. Six local firms produce six formats and six sets of assumptions.
  • Specialized property types. Where local firms lack meaningful experience with the asset class.
  • Litigation. Where an expert’s track record and ability to hold up under cross-examination matters more than proximity.
  • Existing relationships. Where a client already trusts a firm’s work and would rather extend it than re-vet someone new.
